Letting your house with Roost Estate Agents has never been easier.  We are ARLA Propertymark members and offer hassle-free lettings services and property management. Roost Fully Managed Service

10% Management Fee

Photograph the property and create floorplan.
Market the property on Rightmove and social media platforms.
Once we choose a tenant, we fully reference them using online checking systems.
Create an inventory, tenancy agreement and all other necessary documents.
Once the tenant moves in, we will deal with all maintenance issues.
Conduct inspections to ensure your investment is being well looked after.

Other Landlord Fees:
Tenant find only – 50% of first monthly rent (*£450 minimum charge)
New tenant find (under existing property management contract) – £350
Tenancy renewal – £60

Tenant fees/deposits:
Holding deposit – typically £100 (or 1 weeks rent when less than £450pcm) 

Deposit – typically 4-5 weeks rent which is paid into the Deposit Protection Scheme (DPS)

Amendment to change a term in an existing tenancy agreement (cost to cover admin for adding or removing tenants for example) – £50

Are you a Roost tenant?

During the working day we ask tenants to report maintenance issues in the first instance to the lettings inbox using the address
Please give as much detail about the issue as you can and attach photos where possible.

Please note however that if the situation is not deemed to be an emergency upon inspection, the call out charge may be billed to the tenant.
